## Start with the geography.

Hampstead is an unincorporated community in Pender County. A Hampstead mailing address does not establish municipal limits, zoning, a school assignment, or a particular route to the beach.

## Three checks before you commit.

1. Confirm public water and sewer availability or review well and septic records for the specific parcel.
2. Review HOA covenants, dues, reserve information, and any restrictions on boats or accessory structures.
3. Test the actual drive to your destinations at the times you expect to travel.

Does a Hampstead address mean a home is close to beach access?

No. Compare the exact address with a public access location, its parking arrangements, and the driving route. A location near the water may have no legal water or beach access.
